Investing in Takeley
Prior to the commencement of any development, Bellway will submit a detailed Construction Management Plan for that phase. This will include all key information for the construction phase, including hours of operation, any highway works, parking and loading arrangements, control of dust and dirt, details of consultation and complaint management, and more.
During the construction phase, Bellway are expected to directly provide around 58 jobs per year within the construction sector and indirectly support around 102 jobs locally and in the wider region during an estimated 2-year build programme. In addition, around 161 temporary jobs per year will be supported both on the site and in the wider area. It is expected that the construction phase would add around £21.7m of Gross Value Added to the regional economy.
Once residents have moved into the development, it is expected that they would generate around £800,000 in ‘first occupation expenditure’ (such as on furnishing or decorating the property) within 18 months. With the site completed and occupied, it is expected that this would generate around £283,000 annually in additional council tax revenue.
With approximately 210 economically active and employed residents estimated to live in this development, this would lead to an estimated household spend of £4.65m annually – with the reasonable assumption that much of this would be spent within Uttlesford.
In addition to this, Bellway will be making a series of financial contributions under the S106 agreement, totalling over £2 million. This covers areas such as education, sports, healthcare, and more – with just under £1m going towards education contributions.
